The agent does not read the MLS, your IDX feed, or your CRM. It answers from the pages you load, which are a snapshot, so it does not know a listing's live status. It does not advise on offers either. When a lead wants a showing, a valuation, or a live listing status, it collects their details and hands the conversation to an agent with a summary.

Setup, in practice
Sync your neighborhood guides, buyer and seller process pages, and office FAQs first. Add rental requirements and the fee schedule if you publish them. Do not load listing pages: they go stale as homes sell. Add an escalation rule: any question about a specific property's availability or price goes to an agent. Require name, email, and phone before the chat starts so every lead can be followed up. Write escalation rules for showings, valuations, offers, fair housing questions, and urgent maintenance. Turn on SMS or Telegram notifications so the agent on duty sees a hot lead from their phone.
FAQ
Can it tell a buyer whether a listing is still available?
No. It does not connect to the MLS, an IDX feed, or your CRM, and pages you load are a snapshot. Set an escalation rule so any question about a specific property's availability or price goes to an agent, with the buyer's contact details and a summary.
Can it book a showing?
No. It collects the property, the buyer's contact details, and preferred times, then hands off. Your team gets an email, Telegram, or SMS notification and confirms the showing with the buyer.
Will it give a price opinion or a home valuation?
No. It answers only from the content you approved and does not estimate prices. Set an escalation rule so valuation requests go straight to a listing agent with the address attached.
Can leads reach it on WhatsApp or by text message?
Not yet. It runs in the website widget, Telegram, and Discord. WhatsApp is coming soon. SMS is used only to notify your team about a handoff, not to chat with leads.
Do all the agents in our brokerage need a seat?
No. There is no per-seat pricing. Add every agent and assistant to the inbox. Starter includes 5 projects, so a brokerage can run separate projects for sales and property management.
